HomeCosts.ca is a free Canadian home-cost decision tool. It exists to help people see the full cost of owning a home — not just the purchase price — before they commit.
How we work
- No account, no sign-in, and no email gate. Results are visible immediately.
- Calculations run in your browser. We do not store the numbers you enter.
- Every estimate shows its formula, its assumptions, and what it leaves out. See Methodology & Sources.
- We prefer primary Canadian sources — CMHC, the Bank of Canada, the CRA, and provincial and municipal authorities — and we link to them rather than restating figures that change.
What we will not do
- Publish testimonials, ratings, user counts, or market data we cannot support.
- Present an estimate as a quote, an appraisal, or professional advice.
- Hide a calculator behind a form.
- Tell you whether to buy, rent, or sell — that decision is yours.

Every calculator on HomeCosts.ca runs in your browser from figures you enter. There is no account, no email gate, and no server-side store of your inputs. That is a deliberate constraint: the cost of owning a specific Canadian home is set by the building, the municipality, the lender, the insurer and the utility, and none of those figures can be guessed from a postal code. So the tools do the arithmetic, show the formula, and send you to the body that publishes the real number.
Where a value is prefilled, it is labelled as an illustrative editable example and is meant to be replaced with your own. Where a figure depends on a rule that changes — mortgage insurance, minimum down payments, land transfer tax, rebate programs — we either state the exact assumption in use or decline to compute it and link the authority instead. We do not publish invented averages, price ranges, component lifespans, ROI figures or success rates, and there are no testimonials or ratings on this site.
Each result carries a source note and a plain-language limitation. The methodology page sets out the formulas and assumptions in one place, and the resources index lists the documents worth gathering before you rely on any estimate.
What this site does not do
- It does not quote, approve, underwrite or bind anything.
- It does not tell you a property is a good or bad purchase.
- It does not state the condition of any building; only an inspection can.
- It does not replace advice from a lender, insurer, lawyer, accountant, licensed inspector or licensed trade.
- It does not require your contact information to produce a result.

If a formula, assumption or source link on this site is wrong or out of date, tell us and we will correct it. Include the page address and what you believe the correct treatment is.
