Private Well Water in Canada
Over 4 million Canadians rely on private wells for their drinking water. Unlike municipal water, private well owners are fully responsible for water quality, testing, and treatment. Understanding your well system is essential for health, home value, and peace of mind.
Types of Wells
Drilled Wells (Most Common)
Machine-drilled through rock and soil to reach a reliable aquifer, typically 50–300+ feet deep. Steel or PVC casing prevents contamination. Cost: $5,000–$15,000 depending on depth and geology. Most reliable and productive option.
Dug Wells
Shallow wells (10–50 feet) excavated by backhoe, lined with concrete or stone. More susceptible to surface contamination and seasonal water level changes. Common on older rural properties. Many provinces now discourage or prohibit new dug wells.
Driven Point Wells (Sand Point)
A narrow pipe driven into soft ground to reach shallow water tables. Inexpensive ($1,000–$3,000) but low-yield and vulnerable to contamination. Limited to areas with sandy, unconsolidated soil.
Water Testing Requirements
Health Canada and all provincial health authorities recommend testing private well water at least twice per year — spring and fall — for bacteria (total coliform and E. coli). Additional testing for chemicals, minerals, and metals should be done every 2–3 years or when you notice changes in taste, colour, or odour.
Common Water Quality Issues in Canada
- Iron & manganese: Staining, metallic taste — very common on the Prairies
- Hard water: Scale buildup, soap inefficiency — prevalent across most of Canada
- Arsenic: Naturally occurring in parts of Nova Scotia, New Brunswick, and BC
- Fluoride: High levels in some Alberta and Saskatchewan aquifers
- Nitrates: Agricultural runoff risk in farming areas
- Bacteria: E. coli and coliform from surface water infiltration
- Uranium: Found in granite bedrock areas of Ontario and the Canadian Shield
Treatment Options
- Water softener: $1,500–$3,500 — addresses hard water
- Iron filter: $1,500–$3,000 — removes iron and manganese
- UV disinfection: $800–$2,000 — kills bacteria without chemicals
- Reverse osmosis: $500–$2,500 — removes dissolved contaminants
- Sediment filter: $200–$800 — removes particles and turbidity
- Acid neutralizer: $1,000–$2,500 — raises pH of acidic water
Well Maintenance Checklist
- Test for bacteria every 6 months (spring and fall)
- Inspect wellhead annually for damage, cracks, or loose fittings
- Keep the area around the wellhead clear of debris, chemicals, and standing water
- Ensure the well cap is secure and vermin-proof
- Check pressure tank and switch operation
- Monitor water pressure and flow rate changes
- Replace UV lamp annually if UV treatment is installed
- Service water softener and other treatment equipment per manufacturer guidelines
Buying a Home with a Well
When purchasing a property with a private well, always request a comprehensive water test and well inspection before closing. This should include a flow rate test (minimum 3 gallons/minute for a typical home), bacteria test, and chemical analysis. Ask for the inspection fee and scope in writing. An inspection can reveal low yield, contamination, or aging equipment; price any remediation from written quotes rather than a published range.
