Method

How to get a usable number out of this site

Every calculator here works from figures you type in. Nothing is fetched from a national average and presented as your cost, because the cost of owning a specific home in Canada is set by the building, the municipality, the lender, the insurer and the utility — five parties who each publish their own numbers. The tools organise your inputs, show the formula, and point you at the body that can confirm each figure.

Gather before you start

  • The listing or your property record: year built, floor area, lot size, property type
  • Your most recent property tax bill and assessment notice
  • Twelve months of electricity, gas and water bills
  • Your mortgage rate hold or lender quote, in writing
  • The insurance quote you actually received, not an estimate of one
  • For condos: the current fee, budget, and reserve fund study

What these tools establish

  • A structured split of upfront cash, monthly carrying cost and annual cost
  • How your total moves when one input changes
  • A side-by-side comparison of two scenarios you define
  • Which figures you have confirmed and which are still assumptions
  • The specific questions worth asking each professional

What they cannot establish

  • Your approval, rate, or the premium an insurer will charge you
  • Your municipality's tax rate or your assessment for the coming year
  • Whether a defect exists in a building — only an inspection can show that
  • Which rebate programs are open, or what they pay
  • Legal, tax, mortgage, insurance or real estate advice

Start with the total cost of homeownership planner to build the whole picture, then use the individual tools to firm up the lines you are least sure about. Our methodology page sets out every formula and assumption in use, and each result carries its own source and limitation note. No account is required and your inputs stay in your browser.
